To provide a bedroom (single or double) that contains the following:
A bed with mattress, blanket, two sets of bedding (bed sheets and pillow cases) and one pillow.
One bedside table with lamp.
One chair and desk with lamp.
One window with curtains and blinds.
Lighting sufficient to light the entire bedroom.
A wardrobe with hangers and sufficient space for the student to store personal items.
A storage area for books easily accessible during study time. A bin, a bulletin board, an electrical outlet for use at the residentís discretion (in order to operate a PC, a radio, an alarm clock, etc).
Access to a bathroom with the following items (toilet, shower, sink, mirror, medicine cabinet and towel rack), to be shared with other residents of the apartment.
Access to a dining area with the following:
As many seats (sofas or armchairs) as residents, with a table in the center..
One table with chairs.
Ceiling lamp and another table for reading.
One color TV.
Wall decoration and plants, etc.
Access to a kitchen with:
Iron and ironing board
Kitchen necessities, such as sauce pans, frying pan, colander, towels and rags, kitchen knives, scissors, garbage can...
A supply of kitchenware sufficient for the number of residents, that includes at least the following for each resident: two bowls, two large plates, two dessert plates, two soup spoons, two forks, two knives, two teaspoons, one tea cup with saucer, one coffee mug with saucer, two glasses, one bread basket, one small glass, two cloth napkins; furthermore, serving dishes, a soup dish, a pitcher for water, a large bread basket, and any other items necessary to set a table properly.
Items necessary for cleaning the apartment: broom, dustpan, mop bucket, mop, and cleaning rags.
A bulletin board in the common area.
The owner of the apartment guarantees the proper functioning of the utilities and the appliances (this includes: electricity, gas, plumbing, washing machine, oven television, iron etc) and the satisfactory state of all property in the apartment. The owner agrees to repair the above items during the life of this contract. The owner is not responsible for any damage caused by the resident whether intentional or negligent (See clause B7 of this contract)
The resident will receive, upon occupying the apartment, a key ring (one key for the street entrance and one for the door to the apartment) for his or her personal use. These keys must be returned to the owner upon leaving the apartment. The apartment will contain one key to the mailbox.
The residents have the right to a weekly cleaning service to help maintain only the common areas in the apartment. This service is included in the rent,and will be done once a week if the apartment is full. The number of cleaning days should be proportional to the occupation of the apartment.
In order to maintain a good academic environment in the apartment, the owner agrees to house only university students (or post graduates students, or recent graduate students or students doing their practices) as long as the below signed resident is housed in the apartment.
On reserving, the student will pay the deposit, either paying online, by bank transfer, or directly to the account given by ALUNI . Upon installing in the house, the resident has to pay the fee for this contract (see prizes on www.aluni.net)
On arriving to the city of accommodation, the student will provide the owner through the corresponding ALUNI office the following documentation:
Two copies of the studentís ID or passport
Two recent pictures (they are taken at the ALUNI office)
Copy of a document proving what studies are taken while staying in the apartment
Inscription form filled at the ALUNI Office
The student agrees to pay the monthly fee established on the first page of this contract, where the names of the signers, the prize and the accommodation data is reflected. Should the student be on holidays or away from the house for any reason during the contract period, the fee for the accommodation still has to be paid.
The money will be paid to the accommodation owner (or given the case, to a person designated by him), during the firsts five days of each months. The owner will provide a signed receipt for every payment, stating the amount paid, the concept and the date.
The security deposit will be maintained in the ALUNI Bank Account. It will be returned to the student, who beforehand will ask for it, upon completion of all parts of this agreement (under no circumstances will the security deposit be used as the last monthís rent).
The deposit will be lost if once this contract is signed (see C5), the student fails to accomodate in the apartment. Furthermore, if the student fails without a proper proof, to pay the monthly fee on time, a 5 Ä fine per day may be penalised.
In the event that there were missing or damaged items in the apartment (beyond the normal wear of them), repairs and or replacement will be made using the security deposit. In the event that the resident responsible for the damage does not identify him or her self, all residents will share the expense from their respective security deposit, having the right to take the matter further against the one responsible.
The cost of utilities (electricity, gas and water) will be paid by the residents to the owner on a monthly basis.
Visits from friends and family are permitted as long as consent is attained from fellow residents, although overnight visits are not permitted. In the case of a family accommodation, the approval of the owner is required.Guests cannot stay for the night (ALUNI offers to find them accommodation in the closest hotels and hostels)
Smoking is not permitted in the common areas of the apartment to include dining areas, kitchen, hallways and bathroom.
Residents will respect the rules of the community and neighbours and special care will be taken in limiting noise.
The schedule maintained in the apartment is to be set by common agreement among the residents (in the case of family
accommodation, the student will agree with their schedule). Once the schedule is set, it is to be respected as part of this contract especially regarding study time and night time. Other rules to be taken as contract rules are the common sense living criteria that guests set, such as the division of household tasks should also be considered binding such as the cleaning of the apartment, the removal of trash, retrieval of mail from the post box, etc. In a family accommodation, the student will help as a member in those house tasks.
The owner of the apartment is not responsible for the loss, theft or damage of items left in the apartment by residents.
The residents will respect the decoration of the apartment and will not change the furniture or introduce new furniture with out the specific authorization of the owner. It is not permitted to damage the wall in any way, neither to place any object on them (using glue, sticks, adhesives etc...)
The residents will leave the common areas neat during the cleaning periods.
Animals are not permitted in the apartment.
Having any kind of weapon is completelly forbidden, as it is also the consumption of any type of drug in the apartment (to include forms of marijuana or cannabis, and the excessive consumption of alcoholic beverages). The possession of pornographic material is also prohibited (magazines, etc.), as well as any kind of material that may be offensive for the dignity , equality and common sense of any person.
Medical attention required by the residents will be obtained at their own expense.
In the case that a resident is found guilty of a crime or misdemeanor occurring in the apartment or outside of it, he or she will be expelled from the apartment.
If expelled from housing for reasons described in this contract the neither the security deposit not the remainder of the rent paid in advance will be returned.
There is no right to renewing this contract.
Upon the end of stay, if the deposit is not claimed in a period of two months, it will be understood as refused by the student.
Once the signed period for this contract finished, if the student does not leave the appartment freely, the owner (in the same way that it is carried out in a hostel) without any legal autorization may take all his/her belongings and take them to the ALUNI office, as well as forbide the entry of the student to the apparment.ALUNI will keep those belonging for a period of 30 days,and after that if no reclamation is made, they will be missed by the student.
On leaving the apartment a quality questionnaire must be filled in.
If the owner fail to meet his obligations, the student will be moved to another suitable housing (guaranteed by ALUNI) that offers a rent and location similar to that of the original agreement.
In the case of unusual conflict between any resident and the owner of the apartment, or between residents of the apartment, in the interpretation or application of this contract and an acceptable agreement cannot be reached, the below signed agree to allow ALUNI to arbitrate the disagreement.
Should the resolution given by ALUNI not be accepted by any of the parts,ALUNI will provide with juridical assistence to the part (student or owner) that ALUNI considers. Should the case be taken to court, both signing parts will accept any resolution given by the court of the city of Madrid.
The exceptional case apart of the previous point mentioned, ALUNI will not get involved in the obligations of the owner or the residents (example: the obligation of repairs as the consecuence of misuse or wrongdoing of the owner against the residents or vice versa).
This agreement is binding to all parties from the moment that the student manifests his or her agreement with the contract and makes payment of the security deposit in the ALUNI office or at the Bank (direct payment or through bank transfer). In any case, to ensure an increased legal security, the student will sign three copies of the agreement (one for the owner, one for the student and one for ALUNI).
Those who sign recognise that this contract only involves housing affairs, and never renting (neither room nor accommodation).
